What Is Efflorescence?
Efflorescence appears when water moves through concrete or masonry and dissolves soluble salts. When the moisture reaches the surface and evaporates, it leaves behind visible white deposits. While it may seem cosmetic, efflorescence is a clear warning sign of moisture infiltration—and if left unchecked, it can lead to long-term damage.
What Causes Efflorescence?
Efflorescence isn't random. It requires three elements to form:
Water (usually from rain, groundwater, or poor drainage)
Soluble salts in the concrete or masonry
A pathway for moisture to travel through the material and reach the surface
Without water movement, efflorescence cannot occur. Unfortunately, in colder climates or during improper construction practices, the risk increases significantly.
Types of Efflorescence
Primary Efflorescence
This occurs as the concrete dries. Water used in the mix rises and evaporates, depositing salts on the surface. It's especially common in colder weather, where bleed water, high-salt mixes, and calcium chloride accelerators are used to speed up curing.
Secondary Efflorescence
This happens when moisture seeps in from external sources—from underneath the slab or after installation. Common causes include:
Poor site drainage
Saturated base material
Excess water during surface cleaning (e.g., rinsing acid stains)
