Well on September 17, 2018, California Governor Jerry Brown signed into law SB 721 – “The Balcony Inspection Bill.” The bill arises in response to the tragic deaths of six UC Berkeley students in 2015 at a downtown apartment complex due to the collapse of a balcony. Owners of multi-family apartment buildings with three or more units have until January 1, 2025, to complete the first inspection. This law took effect pre-pandemic, January 1, 2019.
The Balcony Inspection Law requires an inspection of “exterior elevated elements” within all multi-family residential buildings in California that contain three (3) or more dwelling units.
How to know if this affects your home or buildings? This balcony law requires home or building owners to contact a licensed architect, civil or structural, or building contractor with one of two license options B General or C5 Framing who can conduct an inspection. Once they have the opportunity to review the structures integrity they can provide you with solutions to their findings.
